Why a leak makes the floor warm

Technician checking a warm home floor with a thermal imaging camera

A leaking hot water line warms the concrete around it. The warm patch is usually near the leak but can sit a few feet away, because hot water travels along the pipe. That is why a warm spot is a clue and not a location. See slab leak detection.

Other reasons a floor feels warm

  • Sun coming through a window or glass door
  • Heating ducts or radiant heating in or under the floor
  • A nearby water heater or appliance
  • A hot water recirculation line that is working normally

How to tell the difference

  1. Check at night or in the early morning, when the sun is off the floor.
  2. Turn off the heating system and see whether the spot cools.
  3. Check whether the spot is warm when no hot water has been used.
  4. Run the meter test: how to tell if you have a slab leak.
  5. If the meter moves, close the cold inlet valve on the water heater and check again. If the meter stops, the leak is on the hot side.

If it is a leak

Photograph the spot and your meter, keep your bills, and call a plumber to locate the leak. Read what to do if you have a slab leak.

Frequently asked questions

Is a warm floor always a slab leak?

No. Sun, heating and ducts can warm a floor. Confirm with the meter test.

Why is only one spot warm?

A hot water leak warms the concrete near the break. A heating duct or sunlight pattern can also warm a single area.

Can a cold water leak make the floor warm?

Not usually. Cold lines show other signs, such as damp floors, the sound of water or a rising bill.

What should I do first?

Run the meter test. It takes about half an hour and tells you whether water is escaping.
